X37 - OWNER/LOCAL AGENT IDENTIFICATI [156.804-H] Identification of responsible local agent. There shall be a current notice posted at the on-site management office or in conspicuous places on site (available to all tenants) within ten feet of entrance to structure providing the name, address and telephone number of a 24 hours/7 days a week maintenance and emergency repair service company, the owner must supply the lessee in writing the name, address, and phone number of an individual that is responsible for the maintenance of the property in accordance with the code. The owner must keep the lessee informed of any change of this information to insure it is always current. What is a code enforcement case?
A code enforcement case is opened when a Metro inspector finds a property out of compliance with a local property maintenance ordinance — things like exterior storage, uncut grass, or exterior structural upkeep.
Louisville Metro Codes & Regulations opens and manages the case. No board or hearing is required to open one.
The property owner is notified and given a chance to correct the violation. An inspector re-checks the property; the case closes once the violation is corrected and confirmed.
An open case is not a citation or a fine by itself, and it does not mean a court has found the property owner at fault. It records that a violation was observed and is being tracked to correction.
