What is a Planning Commission hearing?
The Planning Commission holds the public hearing on rezonings and on changes to the Land Development Code, and makes a recommendation on each.
For a rezoning, the Commission recommends and the legislative body — Metro Council, or a small city with its own zoning authority — makes the final decision.
Staff, the applicant, supporters and opponents are heard, then the Commission votes to recommend approval or denial, continues the hearing, or defers. Council decides on the record made here, so information must be in by the end of this hearing. Written comments sent to the case manager named on the agenda go into the official case file.
The Commission's vote on a rezoning is a recommendation, not the final decision.
